These terms and conditions govern your use of Generator Hub's services. By purchasing a plan or using our services, you agree to be bound by these terms. Please read them carefully before proceeding.

These terms and conditions are between you and Cowork Ventures Ltd, trading as Generator Hub (company no. 10136014; registered office: The Gallery, Kings Wharf, The Quay, Exeter, Devon, EX2 4AN). VAT no. GB243133835.
By purchasing any plan or using any of our services, you confirm that you have read, understood and agree to these terms. If you are purchasing on behalf of a company or organisation, you confirm that you have authority to bind that entity to these terms.

Our virtual office and postal services allow you to use The Gallery, Kings Wharf, Exeter, EX2 4AN as a business address. The specific services available depend on the plan you select:
Bespoke mail-handling arrangements outside our standard plans may be available on request. These fall outside our packaged services, are subject to additional charges, and must be discussed and agreed with us in writing before they take effect.
A one-time set-up fee of £30 (ex. VAT) applies to all new postal and virtual office accounts. This covers account creation, address registration and initial processing. The set-up fee is non-refundable.
Our postal plans cover normal business correspondence — invoices, bank letters, HMRC notices, supplier letters and similar items. The following are not included:
For the HMRC Mail Only plan, we will only receive and handle official mail from HMRC, Companies House and other government bodies, handled by your chosen method (collection, scan & email, or forwarding). All other mail will be returned to sender.
Unaddressed circulars, flyers, free publications and other obvious junk mail may be securely recycled or destroyed without notification. We ask all postal clients to unsubscribe from unwanted mailing lists.
Where your plan includes a registered address, you may use The Gallery, Kings Wharf, Exeter, EX2 4AN as your company's official registered address with Companies House and HMRC. You are responsible for notifying Companies House and HMRC of this address and for updating them if your plan ends. We accept no liability for any consequences arising from failure to update your registered address following termination of your plan.
Our premises are open Monday to Friday, 08:30 to 18:00. Mail is processed on business days only, and post may be collected between 09:00 and 17:30 only. We are closed on bank holidays and between Christmas and New Year — we will notify members in advance of any extended closures.
As a company service provider, we are required by law to complete Anti-Money Laundering (AML) and Know Your Customer (KYC) checks on every client before an address service can be activated, under the Money Laundering, Terrorist Financing and Transfer of Funds Regulations 2017. This typically includes valid photo ID, proof of address dated within the last 3 months and, for limited companies, verification of your Companies House registration.
Your service will not be activated — and the address must not be used in any capacity — until these checks are complete. We may request updated documents at any time as part of ongoing monitoring, and may decline an application, or suspend or terminate a service without refund, if checks cannot be completed satisfactorily or if information provided is false or misleading.
Hot desk access (day rate) and CoClub monthly membership entitle you to use of our coworking space during business hours, including access to shared facilities such as WiFi, kitchen, and common areas. Membership does not guarantee a specific desk or seat. Hot desk day passes are non-refundable once used.
Dedicated desk membership provides you with a reserved, named desk within the coworking space on a monthly rolling basis. Full terms for dedicated desk agreements are set out in a separate membership agreement which will be provided at sign-up.
All members and visitors must comply with our house rules, which include but are not limited to: maintaining a respectful and professional environment, not making excessive noise, keeping shared areas tidy, and not using the space for any unlawful purpose. Generator Hub reserves the right to remove any person from the premises who is in breach of these rules.
Meeting room bookings are subject to availability and must be paid in advance. Cancellations made with less than 24 hours' notice will not be refunded. Cancellations made with more than 24 hours' notice will receive a full credit to use against a future booking. Generator Hub reserves the right to reallocate a meeting room in exceptional circumstances, in which case a full refund or alternative booking will be offered.
Meeting rooms must be vacated promptly at the end of the booked time. Clients are responsible for leaving the room in a clean and tidy condition. Any damage to equipment or the room itself may be charged to the client.
All prices are exclusive of VAT unless otherwise stated. VAT will be charged at the prevailing UK rate.
All postal and virtual office plans are subscriptions, billed in advance either monthly or annually. Each subscription renews automatically at the end of its billing period for the same term — monthly plans for a further month, annual plans for a further 12 months — until cancelled in accordance with section 6. We will remind annual subscribers before renewal. Payment is collected by recurring card payment or by BACS, as agreed at sign-up; annual plans are charged as a single payment upfront.
If a payment fails, we will attempt to collect it again. A late payment charge of 5% will be applied to payments received after the due date, and if payment cannot be collected within 7 days of the due date, we reserve the right to suspend your service — including the release, scanning and forwarding of mail — until payment is received.
All prices are subject to change. We will give at least 30 days' written notice of any price increase to existing subscribers.
Monthly plans may be cancelled at any time (once any minimum term is served) by giving us at least one full calendar month's written notice by email to [email protected] — for example, notice given on 14th August will end your plan on 30th September. No partial refunds are given for unused days within a billing period.
Annual plans are provided at a discounted rate (equivalent to two months free) in return for a 12-month commitment, and cannot be cancelled early — no refund is given for the unused portion of an annual term. To prevent an annual plan renewing for a further 12 months, written notice must be received at least one full calendar month before the renewal date.
If you are a consumer (not purchasing for business purposes), you have a 14-day cooling-off period from the date of purchase in which to cancel and receive a full refund, provided the service has not yet commenced. If you have requested that the service begin immediately, you acknowledge that your right to cancel may be reduced.
The one-time set-up fee of £30 is non-refundable in all circumstances.
You must not use our address or services in connection with any activity that is unlawful, fraudulent, harmful, or that may bring Generator Hub into disrepute. In particular, you must not use our registered address in connection with:
Generator Hub reserves the right to terminate any plan immediately and without refund if we reasonably believe the service is being used in breach of these conditions.
We also reserve the right, at our reasonable discretion, to decline any application — or to terminate an existing plan on one full calendar month's written notice — where the nature of a business does not align with our values or with the community at our premises (for example, businesses involved in the sale of weapons, including knives), even where that business is entirely lawful. If we decline an application on this basis before the service starts, all fees paid, including the set-up fee, will be refunded; if we terminate an existing plan on this basis, any fees paid for the period after termination will be refunded.
Generator Hub will take reasonable care in handling your mail and providing our services. However, we cannot accept liability for:
Our total liability to you in connection with any plan or service shall not exceed the total fees paid by you in the 12 months preceding the event giving rise to the claim.
Nothing in these terms limits our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded by law.
Either party may terminate a plan by giving written notice in accordance with section 6. In addition, Generator Hub may terminate any plan immediately and without notice if:
Upon termination, you must immediately update your registered address with Companies House and HMRC (where applicable) and cease using our address in any capacity. Mail received after termination will be returned to sender. Should you continue to use our address as a registered office address in the absence of a valid agreement, form RP07 will be submitted to Companies House to remove your company from the address.
These terms and conditions are governed by the laws of England and Wales. Any disputes arising from them shall be subject to the exclusive jurisdiction of the courts of England and Wales.
We may update these terms from time to time. We will give at least 14 days' notice of any material changes to existing customers by email. Your continued use of our services following notice of changes constitutes your acceptance of the updated terms.
These terms, together with any separate membership agreement or booking confirmation, constitute the entire agreement between you and Generator Hub in relation to our services, and supersede any previous agreements or representations.
If any provision of these terms is found to be unenforceable, the remaining provisions shall continue in full force and effect.
